You probably don’t know this, but once your home is listed, you’re stepping into a very structured timeline.
Most people think the process looks like this:
List → Accept an offer → Close.
In reality, there are defined stages in between, and each one carries its own deadlines, risks, and decision points. This is where having a proactive and communicative Realtor makes a real difference.
The Timeline Starts Before You List
The selling process doesn’t begin the day your home goes live.
It begins weeks earlier with preparation:
Completing disclosures carefully
Reviewing permit history
Discussing strategy and timing
Mapping out a realistic timeline
Reviewing an estimated net sheet

Offer Accepted Doesn’t Mean Finished
Many sellers assume once an offer is accepted, the hard part is over.
It’s not.
In New Jersey, contracts typically enter attorney review. Terms can shift. Language can change. Deadlines begin.
This is where I track timelines carefully, coordinates with attorneys, and keep communication steady. Sellers shouldn’t be left wondering what’s happening.
After attorney review comes inspections. This is often the most delicate phase.
Inspection requests need to be evaluated calmly and strategically. Not every request should be handled the same way. This is where experience and negotiation skill matter.

Appraisal and Mortgage Phase
Once inspections are resolved, attention shifts to financing.
